A considered edit of fractional real estate in India
@fractional_real_estate_indiaFractional ownership · India
Premium real estate, thoughtfully curated and professionally managed. Access Grade A offices, branded residences and rare second homes from ₹10 lakh.
A considered way into institutional-grade Indian real estate.
01 The premise
Ownership, re-sized.
India’s best buildings have long been reserved for those who could write the entire cheque. Fractional ownership changes the size of the entry — not the quality of the asset.
You own a share of a professionally managed property. The tenants, upkeep, compliance and distributions are handled. What’s left for you is the part that matters: a stake in an address with a reason to exist.
Read our approach
Indicative entry point across curated opportunities.
Of SM REIT capital must sit in completed, income-generating assets.
Typical net rental yield for institutional commercial assets.
A considered holding horizon — not a quick trade.
*Indicative ranges. Sources: SEBI SM REIT framework (2024) and market data. Yields vary by asset and are not guaranteed.
02 The collection
Four addresses. One standard.
We look for the same things in every address: an irreplaceable location, a building that will age well, and income from day one.

Move the slider. Pick an asset type. See the shape of a potential investment — before tax, fees and the messy reality of vacancy.
Assumes a 5.0% annual capital appreciation and a constant gross yield. Excludes taxes, platform fees, vacancy, exit costs and changes in yield. This is a model, not a forecast.
04 Why fractional
Less admin. More asset.
A considered asset,
held patiently.
A stake in institutional-grade property from ₹10 lakh — without buying the whole floor, the whole villa or the whole headache.
Asset selection, due diligence, tenant management and compliance sit with the manager. You receive reporting, not repair bills.
Rental income is distributed periodically. Capital appreciation is pursued over a considered hold, not a quick flip.
Asset-level disclosures, independent valuations and a defined exit path — the boring things that make ownership legible.
Spread exposure across cities, asset types and tenants without assembling a property portfolio yourself.
05 The process
A deliberately short path. You should always know what you own, what it earns and what could go wrong.
Tell us your range, horizon and preferred asset type. We send the collection and the assumptions behind it.

@fractional_real_estate_india08 Questions
If it isn’t clear, it isn’t ready. Here are the questions we hear most — answered without the sales voice.
Fractional real estate lets several investors own a property through a structured vehicle, each holding a proportionate interest. You receive a share of the rental income and any capital appreciation, while a professional manager handles the asset.
SEBI introduced the Small and Medium REIT (SM REIT) framework in 2024. It sets rules for registration, asset eligibility, disclosures, valuations and distributions. Not every fractional platform operates under the SM REIT framework, so check the structure before investing.
It varies by platform and asset, typically from ₹10 lakh to ₹25 lakh. SEBI’s SM REIT framework sets a minimum subscription threshold. Always confirm the current rules and the specific offer document before committing.
Returns come from periodic rental distributions and capital appreciation when the asset is sold. Target yields may be quoted gross or net, and are never guaranteed. Fees, taxes, vacancy and exit costs all affect what you keep.
Liquidity is limited. Some structures allow transfers with manager approval; SM REIT units may eventually have secondary-market routes. Plan on holding for the stated horizon and read the exit mechanics before you invest.
A professional investment manager or asset manager handles leasing, operations, compliance and distributions. The manager typically holds skin in the game, aligning incentives with investors.
Vacancy, tenant default, valuation changes, illiquidity, interest-rate movements, regulatory change and execution risk. Fractional ownership is not a fixed deposit and can lose capital.
NRIs can invest subject to FEMA, KYC and tax rules. The digital process is convenient, but cross-border tax treatment and repatriation need professional advice.
